Buyer safety and ownership types

A practical note before you pay a deposit or visit a property in Suwayda.

This is general guidance, not legal advice. Check documents with the land registry or a lawyer before you commit.

Before you pay

Do not transfer a deposit or the full price until the owner or agent’s name matches the document and their ID.

Visit in daylight, ideally with someone you know. Be wary of a price that is far too low and of pressure to close the same day.

TajerLink never receives the money. If someone asks you to pay “through the platform”, that request is not from us.

Green title deed

A title recorded at the land registry. It is the strongest form of ownership commonly traded.

Ask for a recent registry extract and check whether anything blocks a sale if that matters to you.

Title deed

A document that proves ownership. Strength depends on who issued it and whether it is registered.

Ask to see the original deed and, when the property is registered, match it with a recent land-registry extract.

Court ruling

A judgment that recognizes a right in the property. It may still need enforcement and registration before it becomes a clear title in the buyer’s name.

Read what the ruling actually decides: a transfer of ownership, possession, or only a share.

Power of attorney

A sale through a notarial power of attorney, sometimes described as irrevocable. Check the date, the scope (this property, not a general mandate), that it has not been revoked, and that the principal matches the title.

A power of attorney is not itself a green title. The usual risk is revocation, or a scope narrower than advertised.

Shares

An undivided share in a property that has not been partitioned. A sale is possible, but use and resale are harder because other people are co-owners.

Know the total number of shares and who the other holders are before you agree.

What the verified badge means

It means a TajerLink admin reviewed the listing before marking it. It does not mean the site ran an official registry search or that the property is free of disputes.
